The TM44 inspection is a legal requirement for all buildings with a combined air conditioning cooling output of 12kW or greater under the EU Energy Performance of Buildings Directive (EPBD).

Air conditioning inspections are carried out every 5 years and they are conducted by qualified and accredited air conditioning inspectors The recommendations part of the report can save money by reducing the company’s energy consumption and maintenance costs.

It is mandatory for all companies operating an ISO14001 certified management system and help to promote the compabied green footprint.  

The inspection is a legal requirement under the EU Energy Performance of Buildings Directive (EPBD) this must be carried out every 5-years to remain compliant.

Only systems with an output of 12kW are affected by the regulations and includes where individual units provide less than 12kW of cooling output, but the combined output of all the units is 12kW or greater. The combined output also includs multiple units within a building under the direct controlled by a single person, so are considered a single air conditioning system 

An air conditioning assessment must be carried out by an accredited energy assessor. 

If your systems require an inspection and you do not have an air conditioning inspection carried out, you will be fined a minimum of £300 which can be repeated weekly until you have a valid certificate in place. There will be a further £200 fine every time you fail to provide a copy of the report to an enforcement authority such as a Trading Standard Officer (TSO) within seven days.

Only accredited energy assessors are permitted to undertake a TM44 inspection and lodge certificates with the government. Your Air Conditioning maintyenance provider may be able to help, but only if they have an assessor employed, or if they have partnered with an assessor such as Service-Tech UK.

Generally, a single small split type air conditioning unit provides around  4KW of cooling. Therefore, having 3 or more air conditioning units installed to site indicates that a TM44 inspection is legally required . Alternatively, a F-Gas register or maintenance  record for air conditioning systems on site would normally identify the cooling output/ KW output of your units.
